El ingreso de nuevas marcas, como Smartfit, Superpet, Flora &amp; Fauna, Yopo, Luc\u00edo Caf\u00e9 o Terminal Pesquero, la ha transformado en un eje comercial cada vez m\u00e1s din\u00e1mico y atractivo para abrir nuevos negocios.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Este <em>cluster<\/em>, de f\u00e1cil acceso por su conexi\u00f3n con las avenidas Caminos del Inca y Primavera, dispone de 167 locales comerciales con \u00e1reas t\u00edpicas de entre 50 m<sup>2<\/sup> y 200 m<sup>2<\/sup> y una tasa de vacancia de 2.4%, dentro del promedio de otras zonas comerciales de Lima, seg\u00fan <a href=\"https:\/\/binswanger.com.pe\/reportes\" target=\"_blank\" rel=\"noreferrer noopener\">datos de Binswanger Per\u00fa.<\/a><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El creciente comercio responde a la alta densidad residencial y poder adquisitivo de la zona. Es por estos motivos que Supermercados Holi instal\u00f3 all\u00ed uno de sus locales m\u00e1s grandes a fines de 2024. \u00abChacarilla es atractiva porque sigue siendo una zona residencial con alta densidad de departamentos y casas\u00bb, observa el CEO y cofundador de Holi, Theo Lozano. Hoy, esta tienda es una de las tres que m\u00e1s ingresos genera de la cadena.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El potencial de <strong>Chacarilla<\/strong> tambi\u00e9n cobra notoriedad en el mercado de oficinas. Hoy, la zona <strong>alberga 24 edificios clase B que, en conjunto, suman un stock de 113,400 m<sup>2<\/sup>. Su tasa de vacancia se ubica cuatro puntos por debajo del promedio del mercado.<\/strong> \u00abEs un corredor que puede crecer m\u00e1s\u00bb, sostiene el gerente de expansi\u00f3n de IWG para Per\u00fa, Ecuador y Bolivia, Juan Carlos Far\u00edas. En 2024, la multinacional inaugur\u00f3 en el coraz\u00f3n de Chacarilla un centro de <em>coworking<\/em> de 400 m<sup>2<\/sup>. La preventa se cerr\u00f3 al 100% antes de su apertura, y la demanda posterior confirm\u00f3 el atractivo de la zona: \u00abDurante el primer mes de operaciones, recibimos solicitudes suficientes como para llenar al menos dos centros m\u00e1s\u00bb, afirma Far\u00edas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El reto, sin embargo, est\u00e1 en la oferta: la mayor\u00eda de edificios de oficinas en Chacarilla son multipropietarios, lo que fracciona el stock disponible y complica la consolidaci\u00f3n de metrajes amplios.
